Course Outline

1. Where to start before you start

In this section, we explore the fundamental drivers of real estate, the different models of property development and the research that developers rely upon to make informed decisions.

2. Getting started in property development

Here we look at two critical tools, the project feasibility and the development program, to understand the importance of risk versus return.

We explore the due diligence process and how developers manage the risk of an opportunity through site investigations, acquisition strategies and contract types.

3. Creating the vision

In this section, we bring together the architecture, planning and engineering elements to understand how the vision for a project comes together.

We understand how to engage a team, develop a design concept and navigate through the complex process of getting a development approval.\

4. Selling the vision

In this section, we begin to develop the creative identity of a project through its positioning, brand identity and marketing strategy.

We will also explore how to put together a marketing budget that responds to the marketing strategy, and dive into the legal documentation required to seal the deal.

5. Building the vision

Here we explore how to estimate construction costs before you start building, the different ways to procure a building contractor and how to manage the risks and opportunities associated with the construction process. 

6. Funding the vision

In this section, we investigate the critical funding phase of the property development process by understanding the capital structure of a project, the difference between debt and equity, the experience and financial returns that banks and other financiers look for and typical costs associated with funding a project.

We also tackle the core legal issues that anyone borrowing money for property development needs to consider. 

7. When the vision becomes a reality

In the final section, we look at the most important process of all - settlement. We provide an overview of the entire property settlement process including practical completion, registering of titles, purchaser settlements and defect liabilities.

About the presenter

Adam Di Marco is the founder and chief executive of The Urban Developer, along with managing director of Brisbane-based boutique developer, Di Marco Group.

He has over a decade of professional experience in property, including stints with Nakheel International in Dubai, and Leighton Properties and Marquette Properties in Australia.

Over the course of his career, Adam has delivered in excess of $400 million in projects and has a current pipeline of boutique residential projects with an end value of $60 million.

With a degree in Commerce and Business Management from the University of Queensland, he brings commercial acumen, creativity and integrity to the delivery of development projects.
